Description – The land at Westfield Farm comprises approximately 285.45 acres (114.28 ha) of which about 267.41 are grade 3 arable land and about 15 acres of good quality, well fenced grassland. Each block has good access from the public highway over Southtown Lane as well as excellent internal track access.
The land is situated immediately to the south of the town of Loftus in Cleveland within an area renowned for the quality of its farmland within sight of the sea at Saltburn-by the-Sea. The nearest main town is at Guisborough about 10 miles to the west.
The land is gently undulating between about 100m and 160 m above sea level with the majority being level or north west facing. It is classified as Grade 3 and is described by Landis as being a slightly acidic loamy clay soil of moderate to high fertility.
The arable land is currently sown to either Winter Wheat, Winter Barley or Oil Seed Rape, both of which have shown consistently high yields in recent years. The pasture land is well fenced with access to water and is currently used for grazing horses.

Basic Payment Scheme – The land is registered with the Rural Payments Agency and is to be sold with the benefit of Basic Payment Scheme Entitlements (BPS) at no additional cost. The Entitlements are currently held by and will be claimed by the Vendor for the 2019 season as they will take the crop through to harvest. The Purchaser(s) will be obligated to continue to manage the land in compliance with the scheme rules for the remainder of the calendar year and will be required to indemnify the Vendor from any breach or non-compliance. The claim payment will then be apportioned on a pro-rata basis.
The Vendor will endeavour to facilitate the transfer to the Purchaser(s) of normal Non-SDA Entitlements. GSC Grays will administer the transfer and charge the Purchaser(s) a fee of 300 plus VAT.
Method Of Sale – The land is offered for sale by private treaty. All potential purchasers are advised to register their interest with the Selling Agents so that they can be advised as to how the sale will be concluded.
Tenure – The property is to be sold freehold with vacant possession.
Mineral Rights – The mineral rights are excepted from the sale with provision for compensation in the event of any damage caused by their workings.
Wayleaves, Easements And Rights Of Way – The property is sold subject to and with the benefit of all existing rights, including rights of way, whether public or private, light, drainage, water and electricity supplies and all other rights obligations, easements, quasi-easements and all wayleaves and covenants, whether disclosed or not. There is a public foot path which leads from Loftus through Lot 4 and the adjoining property at Loftus Wood, re-emerging to cross the land at Hollywell.
A right of access is reserved over the track on the southern boundary of Lot 1 in favour of the owners of Loftus Wood to undertake any work relating to the timber.
Rights will also be reserved to the Vendor to manage and repair drains which continue to discharge into land retained at Westfield Farm.
Services – A private water supply is available to Lot 4. There are no other public services to the property.
Boundaries – The Vendor will only sell such interests as they have in the boundary hedges and fences. In the event of a lotted sale the fence between Lots 1 and 4 will be the responsibility of Lot 4 and the fence between Lots 1 and 3 by Lot 3.

Ingoing Valuation – In addition to the purchase price the purchaser will take over and pay for all growing crops, cultivations, stocks and stores at valuation. Payment is to be made on completion at a figure assessed by the vendor’s valuer based on CAAV or contractor rates where applicable and invoiced cost of seeds, fertilizers and sprays applied plus enhancement value.
Directions – From Guisborough and the west head east on the A174, bypassing Skelton and Brotton before heading into Loftus. In the town continue along the High Street turning right onto Dam Street heading south beneath the railway line and on to South Town Lane. Westfield Farm is on the right as you climb out of the town and the land starts a further quarter mile along the road.

Conditions Of Sale Purchase Price – Within 7 days of exchange of contracts a non-returnable deposit of 10% of the purchase price shall be paid. The balance will fall due for payment on completion at a date to be agreed and whether entry is taken or not with interest accruing at the rate of 5% above the Bank of England base rate.
