Description – The land at Redmire Hill Farm comprises approximately 50.56 acres (20.46 ha) of productive bare arable land, in three separate field enclosures with good road and internal access.
Situated about 1 mile east of North Cowton and 12 miles north on Northallerton in a highly productive area renowned for its arable and dairy production.
The land is generally gently undulating lying between about 42 m and 55 m above sea level with a predominantly southerly aspect. It is classified as Grade 3 with base rich clayey and loamy soil considered suitable mainly for grass and arable crops (LandIS Soilscape series 18).
The cropping for the 2019 season is Winter Wheat.
Average annual rainfall for the area is approximately 290mm (11 ? )
Basic Payment Scheme – The land is registered on the Rural Land Register and is to be sold with the benefit of Basic Payment Scheme Entitlements (BPS) at no additional cost. The Entitlements are currently held by and will be claimed by the Vendor for the 2018 season. The Purchaser(s) will be obligated to continue to manage the land in compliance with the scheme rules for the remainder of the calendar year and will be required to indemnify the Vendor from any breach or non-compliance.
The Vendor will endeavour to facilitate the transfer to the Purchaser(s) a total of 20.46 normal Non-SDA Entitlements. GSC Grays will administer the transfer and charge the Purchaser(s) a fee of 200 plus VAT.
Method Of Sale – The land is offered for sale by private treaty. All potential purchasers are advised to register their interest with the Selling Agents so that they can be advised as to how the sale will be concluded.

Tenure – The property is to be sold freehold with vacant possession.
Sporting And Mineral Rights – These are included in the sale in so far as they are owned.
Wayleaves, Easements And Rights Of Way – The property is sold subject to and with the benefit of all existing rights, including rights of way, whether public or private, light, drainage, water and electricity supplies and all other rights obligations, easements, quasi-easements and all wayleaves and covenants, whether disclosed or not.
