SITUATION
The land is located between junctions 20 and 21 of the M6, off Weaste Lane which is 5 miles west of Warrington and 20 miles south west of Manchester.

LAND GRADE
The land is recorded on the Land Classification Series for England and Wales as Grade 2/3. Grade 1 being the best and Grade 5 the worst.

DESCRIPTION
Lot 1 - 4.43 acres. A rectangular field which has road
frontage and adjoins the Bridgewater Canal. This block
would be suited for agricultural or equestrian use. The
land has Red Marl soil and was cropped this season with
winter barley. There is a mains water supply available.
The field has 3 settlement tanks near the road, the
authority require access for maintenance.
Furthermore, there is also a right of access reserved to
inspect the M6 motorway bridge. Both rights of access
are rarely exercised.

Lot 2 - 16.22 acres. An excellent broadly rectangular
flat field with good road frontage, including several gates
and a long boundary immediately adjacent to the
Bridgewater Canal. The field is in a prime location and
offers potential for a number of non-agricultural uses
(subject to planning permission). The soil is a Red Marl
and the land was cropped with cereals this season. It

grass with a double gated access along the northern
boundary onto Weaste Lane (pictures below) as well as

SOIL TYPE
According to the Soil Association Survey of England and
Wales, the soil is classed as "Salop" described as slowly
permeable, fine loamy and clayey soils. Suitable for
dairying on permanent grassland of some cereals.

BASIC PAYMENT SCHEME (BPS)
The land is registered for the BPS and the vendor has
