Services – The farmhouse is connected to mains electricity, drainage to a private sewerage disposal system and will have oil fired central heating as part of the farmhouse refurbishment works. There is a private estate water supply to the house and buildings.

The ewe flock will be available to inspect by the shortlisted parties only and by appointment with the Letting Agent.

Term – Applicants should tender an annual rent for a term of 10 years

Repairs – The agreement will include normal repairing and insuring terms as detailed within the Farm Business Tenancy, which is available for inspection on the viewing days and at the Raby Estate Office.

Rent – Rent will be paid monthly in advance from the 1st May 2019 and will be reviewed every three years.

The successful tenderer will undertake to purchase 51 SDA Entitlements at a cost of 200 + VAT per Entitlement and 62 Moorland Entitlements at a cost of 55 + VAT per Entitlement from Raby Estates.

Countryside Stewardship Schemes – Raby Estates have requested the Higher Tier Countryside Stewardship Scheme Application Pack and will submit an application before the 3rd May 2019 deadline. The terms of the scheme will be negotiated between the successful tenderer, Raby Estate and Natural England during Summer 2019 with the intention for the scheme to start on 1st January 2020.

The Higher Tier Countryside Stewardship Scheme will be transferred to the successful tenderer once possible, when the scheme becomes live.

Raby Estates are the agreement holder of a Higher Level and Upper Entry Level Stewardship Scheme Agreement on Harwood Fell. The successful tenderer is to adhere to the management obligations under this active agreement. It is Raby Estates intention to extend this Stewardship Agreement until 31st December 2020. Aonb And Sssi – Bowes Close Farm is designated within the North Pennines Area of Outstanding Natural Beauty (AONB) and the majority of the land is also designated within the Upper Teesdale Sites of Special Scientific Interest (SSSI). It is expected for the successful tenderer to agree an interim management plan with Natural England.
